Pointe East Estates . . .

General Description of the Land

The Royal Villas are located at Pointe East Estates. Pointe East Estates consists of 3/4 rai to 5 rai (0.3 acre to 2 acre) parcels within a 103 rai (41 acre) tract of land situated in Pak Chit on the eastern slopes of Phuket Island. The project is 4.5 km (2 miles) northeast of the famous Heroines Monument in Tarue, and south of Bang Pae Waterfall.

Property Description

Pointe East offers its residents one of the most spectacular views on the entire island of Phuket. Scanning the land below, one finds pineapple fields, coconut groves, rubber plantations, rice paddies and prawn farms along with a myriad of fruit trees and other indigenous trees. Even with many modern amenities close by, the beauty of rural Thailand is at hand. The terrain of Pointe East is one of its greatest assets. The slope, in most areas moderately steep, assures that every owner enjoys the commanding view that the project affords while in turn assuring that their view is permanently unobstructed. The low building density for Pointe East assures privacy and minimal automobile traffic.

The soil in Pointe East is of excellent quality and enhances the project's category as a 'gentleman's agricultural estate'. It is an ideal place to cultivate the many wonderful fruit trees found in Thailand, such as mango, orange, pomelo, longan, banana, sapodilla, mangosteen, coconut, rambutan, and (being a specific horticultural goal of Pointe East Corporation, Ltd.) the cultivation of high quality avocados. Organic growing is a theme of the project.

Pesticides will be prohibited, as will the use of any highly toxic materials. Further warranting the restriction on poisons is that entire property has been in rubber production for about 100 years, perhaps longer. Even the Land Department records document rubber use for 70 years. Rubber trees by nature are very hardy and do not require pesticides. It is reasonably certain that the land comprising Pointe East has never been poisoned, and offers its residents an unusual degree of purity in this respect.

Amenity Descriptions

All parcels in Pointe East will be serviced by a high quality six meter (18.5 feet) wide concrete road plus underground electricity, phone lines and high speed internet. The entry to the project will be via a guardhouse and security gate just above Highway 4027, to insure privacy and lack of unwanted traffic. The entry will include walls on both sides to screen off the houses to the left and right, as well as landscaping to accent the entry area.

The Economy, Shopping, School and Facilities

Economically Phuket Island is the strongest province in Thailand. Per capita income is highest and overall affluence is greater than anywhere else in the country. Property values as a whole are higher. The Thai government has allocated huge amounts of money of develop Phuket into the leading IT (Information Technology) and Health-Tourism location in the country.

The amenities on the Island reflect this strong economic status. Phuket's airport, slated for further expansion, already enjoys an international rating. The very modern Tesco-Lotus shopping center is comparable to shopping centers found in the U.S. and Europe.

Tesco-Lotus (read 'Wal-Mart Super Center'), Home Pro (read 'Home Depot'), KFC, McDonald's, Swenson's, The Pizza Company, Dunkin' Donuts and Sony Future AV are all found in the Tesco-Lotus shopping center. Big C, about one minute away, is another large shopping center, similar in layout.

The newest shopping center which is near the Big C is the Central Mall. A huge Bangkok-based mall developer, Central clearly recognizes the economic viability of Phuket's east side. Central Malls rival the large malls of Los Angeles, New York or London. Central Mall houses restaurants, clothiers, upscale retailers, specialty stores and a high-tech multiplex movie theatre.

Phuket Town itself has an ultramodern movie theatre, large department stores such as Robinson's, a good selection of computer and appliance stores and is the home base for the Island's general services, hospitals and government agencies. Further reflecting the Island's economy are the many auto dealerships found in Phuket Town , including BMW and Mercedes-Benz. Phuket Island has many excellent local Thai schools, including universities. One of Phuket's main educational assets, however, is the prestigious Dulwich International College, located just 10 minutes from Pointe East.

Only recently built, Dulwich International College provides advanced English-based education for children from age 3 to 18 years. University level expansion is scheduled for the near future. The building and sports facilities include an Olympic-size swimming pool and soccer/football fields. The quality of all the building and sports facilities is excellent. Both the teachers and students are a blend of Thais and foreigners, creating a true international flavor.

Key Locations

Pointe East provides smooth and quick access to the key shopping centers, schools and airport. The main arteries from Pointe East to these location are Highways 4027 and 402, both of which are fairly straight roads and easy to drive. With the recent completion of the widening work in the town of Thalang, Highway 402 is now four lanes wide (six at some places) all the way from Phuket Town to the airport turnoff. Highway 4027 is slated for expansion to four lanes at a future date.
