As a foreigner, can I own the land on which my property is built?

Under Thai law a foreigner cannot own land. However, it is possible to do so by setting up a Thai company with which to buy the land. In doing so the foreign national can only own 49% of the company and would need a Thai national as a 51% partner or nominee in order to form the company. We are happy to provide you with detailed information on request.

What sort of title will I be purchasing?

We offer foreign nationals a 90-year lease, being three terms of consecutive 30-year leases.

Alternatively, freehold ownership is available for Thai nationals or Thai registered companies. Should a buyer choose this option, we can provide a list of local law firms who can assist them.

How long will it take to build a Royal Villa?

It will take approximately 12 months to complete the building and landscaping of the Villa.

Is there a rental program available?

Yes, a rental program will be available for owners who choose not to stay in their Royal Villa year-round. Detailed information is available on request.

What common area services are provided?

Common area services provided by the estate management include 24-hour security, gardening & landscaping, refuse collection and general cleaning.

Is there a financing situation available for potential purchasers to take advantage of ?

Unfortunately not.

As a consequence of the recent financial crisis in Asia, no local (Thai) banks or finance houses are either willing or legally able to offer mortgage facilities to non-Thai nationals, but we are willing to provide you with financial advice.

How do you expect property prices to perform in Phuket in the future?

Obviously one can never absolutely predict any sort of property value increase.

However, it is a fact that property values on Phuket have increased by approximately 100% in the last five years! This illustrates the popularity and value for money in Phuket when compared against property values and rises in Bangkok and throughout most of Asia over same period!
